Tucson Home Sellers Marketing Plan



In today's Real Estate market, a seller has to be creative when marketing their property.  There are a number of stratgies for attracting buyers to view your home and subsequently make an offer.  We work on the theory of progressive incentives. The following are the primary marketing models we utilize to sell your home.

  • Price Marketing Plan
  • Traffic Marketing Plan
  • Buyer Incentive
  • Combination of Traffic and Incentives

The Price Plan attempts to attract buyers by pricing your home as close as possible to the fair market value of the property.  If other houses for sale in the neighborhood are similarly priced and are equal in square footage, bedrooms, baths, etc, then this plan might not yeild the neccessary traffic it takes to receive an offer on your home.

The Traffic Plan works on the idea of motivating buyer agents into bringing their clients to view your home.  This plan can offer an increase in the co-broker's commission, (aka) the buyer agent fee, possible from 3% to 4% or even 5% depending on the seller motivation and their time frame to sell.  Also, instead of a percentage increase, a flat bonus of x amount of dollars could also be offered.

Afterall, selling a home is a numbers game and the more traffic one can attract to their home the more likely they are to receive an offer.

The Buyer Incentive Plan works on the idea of attracting the buyer's attention to the property through financial incentives. A seller entices a buyer with monetary help at the Close of Escrow. This could be in the form of buying down the interest rate on their new mortgage or just offering cash at the closing for whatever the buyer wants to do with it.  This is a high motivator for drawing the buyer's attention to your property.

The combination Traffic and Incentive Plan consolidates all three of the previous plans.  The seller 'prices their home competively', they offer an 'agent incentive' to bring their buyers to view the home and they offer a 'financial incentive' to entice the buyer to make an offer.  This is the most comprehensive of all marketing plans used by highly motivated sellers.
